How Equated Monthly Installments (EMI) Are Calculated
An Equated Monthly Installment (EMI) is the fixed payment amount made by a borrower to a financial lender at a specified date each calendar month. EMIs are structured to pay off both the loan interest and original principal amount over a set loan horizon.
The Mathematical Mathematical Formula
Standard commercial banks and non-banking financial companies (NBFCs) use the reducing balance formula:
- E: Equated Monthly Installment (Monthly EMI)
- P: Principal Loan Amount borrowed
- r: Monthly Interest Rate (Annual Rate ÷ 12 ÷ 100)
- n: Total loan tenure expressed in months (Years × 12)
Strategies to Lower Total Loan Interest
- Make Regular Part-Prepayments: Even an extra prepayment equal to one additional EMI per calendar year directly reduces the outstanding principal, shaving off up to 3 to 4 years from a 20-year home loan.
- Negotiate Interest Rate Re-sets: If benchmark repo rates drop or your CIBIL score improves above 780, request your bank to re-price your floating loan rate to the lowest available tier for a nominal processing charge.
- Opt for Shorter Tenures When Cashflow Permits: Extending tenure lowers your monthly payment burden, but exponentially increases the aggregate interest paid to the lender over time.

Does paying an EMI in advance reduce the total interest?
Yes. Since home and personal loans calculate interest on a daily or monthly reducing balance basis, any capital credited towards principal immediately drops the baseline on which subsequent interest is calculated.
Is there any penalty for prepaying home loan EMIs?
Under Reserve Bank of India (RBI) regulations, banks and housing finance corporations cannot levy foreclosure or prepayment charges on floating-rate individual home loans.
